Why we advise you to always use an independent lawyer/accountants when purchasing a property in Gran Canaria / Spain!

There has been many stories about property buyers in Gran Canaria having their property demolished, however we at EstateCanaria think it's safe to say that buyers now realize that it's not only imperative to get a lawyer/accountants, but it's an absolute necessity to get a good lawyer/accountants.

A lot of estate agents may tell you that you do not need to use a lawyer to buy property in Gran Canaria / Spain.  That is true if you are Spanish and can make all of the necessary enquiries yourself.  As a non-Spanish national not only are you unlikely to have the necessary linguistic skills, but more importantly you do not yet understand Spanish business culture and business practices, which differ greatly from other countries. You would not contemplate buying a property in your own country without instructing a lawyer, so do not do so in Gran Canaria / Spain.

We can issue you with a list of reputable long established multilingual lawyer/accountants for you to choose from, you can email, call or contact any of them prior to your visit, to enable you to ask as many questions as you want.

Your choice of lawyer/accountants should be determined by his or her direct experience in relation to Gran Canaria property purchases.  The lawyer/accountants fees should not be extortionate, but it is an error to select a lawyer/accountants based simply on low fees.  The lawyer/accountants need not be located close to the property you are purchasing, as long as he or she has experience of handling transactions in that area.

Or on your arrival we can arrange an appointment for you on your behalf to visit your chosen lawyer/accountants. It is imperative for you to choose the lawyer/accountants, we recommend you do not use a vendors, developers or an agents lawyer/accountants, always use an independent lawyer/accountants so that you know the lawyer/accountants is working for you.

Your lawyer/accountants will review the sales agreement or reservation contract, they will conduct the conveyancing required, and carry out other checks to ensure that you are protected.
